The first step is to contact Colocation City to organize visits of properties that you might like; In order to prepare for the visits, your property application file must already be ready. It must contain the following items and documents:

If student

  • Copy of the applicant’s ID card + Copy of the guarantor’s ID card
  • Guarantor’s last tax notice
  • 3 last pay slips of the guarantor
  • Guarantor’s certificate of employment
  • Proof of residence of the guarantor
  • GNI

If worker

  • Copy of the applicant’s identity card
  • Work contract
  • Certificate of employment
  • Last tax assessment
  • 3 last pay slips
  • Proof of address
  • GNI
  • Same documents for the guarantor(s)

Once your complete file is validated, Colocation City will send you the lease. When the lease is signed by both parties, the co-tenant agrees with the landlord on a date for the inventory of fixtures which takes place on the day of the move-in and the handing over of the keys. During the inventory of fixtures, the 2 parties check the conditions of the property and the furniture. Once signed, the roommate can move in!

The shared-rental lease differs from the classic rental lease in that it differentiates the private part from the common part.

The private part is the roommate’s room and bathroom; He is the only one with the key to this space and is solely responsible for any damage to this space.

The common area corresponds to everything that is not the private space, i.e.: living room, dining room, kitchen, laundry room, common toilet… This space is the responsibility of all the roommates. This is why each roommate, through a charter described in his lease, agrees to use the property as a good father (responsible person) and not to voluntarily damage a common property or belonging to others.

The payments include 2 elements: the rents and the charges (For information, the charges can have two different characters:

  • Provisions for charges: regularization will be made according to the real consumption;
  • The fixed charges: the charges are fixed and are provided for the necessary consumption. )

Included in Colocation City’s fees are :

  • Energy (gas, electricity) and water bills
  • Internet, TV and telephone subscription
  • Common area cleaning service for properties with more than 5 rooms
  • Maintenance of the common area of the residence*.

IMPORTANT

Each roommate is only responsible for his or her rent and charges as stated in the lease. If a roommate leaves during the year and there are several rooms available, the TCC rent of the roommates is obviously not affected;

Insofar as the property is rented furnished, the duration of the lease is 1 year. The co-tenant or the landlord may terminate the lease at any time by notifying the other party by registered mail with acknowledgement of receipt at least 1 month before the termination date. If no one comes forward before the anniversary date of the lease, it is tacitly renewed.

Colocation-City properties (houses or apartments) are eligible for housing assistance called ALS. You must nevertheless respect the conditions required by the CAF to be able to benefit from it, i.e. be the holder of the rental contract, pay rent and be a tenant of this accommodation for a minimum period of 8 months.

To apply for housing assistance, fill out your housing assistance application online or download the form and send it to your CAF by mail.

For example, if the TV in the living room is broken in a 4-bedroom house with 4 roommates, each roommate will pay 1/4 of the cost of replacing the TV.

The amount of the deposit depends on the property rented and generally corresponds to 1 month’s rent. This amount is used to pay for damages caused by the roommate in his private space.

When the common space is damaged by the roommates, the amount of the repairs is shared and each one pays in proportion to the number of rooms it occupies.

However, if a roommate is responsible for the destruction of the TV and comes to Colocation City to pay the full cost of replacement, the other roommates will not be deducted from their deposit.

It goes without saying that the damage caused by a disaster (water damage…) is taken into account either by the tenant’s insurance or by the owner’s insurance depending on the nature of the damage.
